        Choosing a Realtor

    Does the Realtor have an active real estate license in good standing?

    Will the Realtor supply you with a list of their current and past 
         clients as references?

    Does the Realtor belong to the Multiple Listing Service (MLS)?

    Does the Realtor show you how he/she/they will help you accomplish your goals 
         in either
purchasing or selling a property?

    Which Realtor is the most seasoned and able negotiator?

    How long has the Realtor actively worked in the area?

    Will the Realtor see the sale all the way to close doing whatever it takes, 
         no matter whose responsibility, to get through the inspections and 
         escrow process?

    How will the Realtor keep you up to date on the progress of your transaction? 
         How often and by what media?

    If you are looking to purchase a property, how will the Realtor notify you 
         of listings that come on the market that meet your criteria?

    If you are selling a property, who handles your questions, concerns or property 
         showings
when the Realtor has a day off, has an illness or is on vacation?

    If you are selling a property what types of specific marketing systems and 
         approaches will the Realtor use to sell your property?

    How often can you expect to hear from the Realtor and how quickly can you 
         expect to receive a return phone call?

    What is the business philosophy of the Realtor?
